The underlying ground is glacial till with clay-rich subsoil, drained slowly and compacted easily. On top of that sits the development history.
The typical sequence: topsoil stripped, subsoil worked by heavy equipment for months of construction, a few inches of topsoil returned, sod or seed laid, house sold. If the site was cropland — and around here it almost always was — there is a plow pan underneath all of that too, inherited from decades of tillage at a consistent depth.
So a five-year-old West Chester lawn frequently has two compacted layers between its roots and open soil, with three or four inches of imported topsoil on top.
Why Core Aeration Matters in West Chester
This is the strongest case for aeration we see anywhere in our service area, and it is also the most commonly misdiagnosed. The homeowner is fertilizing on schedule, watering diligently, mowing properly, and the lawn still plateaus — because none of those things reach four inches down.

A Year-by-Year Timeline for a West Chester Lawn
Homeowners on new construction ground often expect one aeration to transform the lawn, and it will not. Setting the expectation properly is more useful than overselling a single visit.
- Year one. Water starts soaking in rather than pooling after storms. If you overseeded, visible thickening within four to six weeks. Roots are still shallow — you have opened channels, not rebuilt the soil.
- Year two. The difference shows up in summer. The lawn holds color noticeably longer between rains than it did, and recovers faster after a dry spell.
- Year three. Roots are meaningfully into what used to be the compacted layer. This is usually the point at which people stop thinking of it as a problem lawn.
- Ongoing. Annual aeration maintains it. Stop for several years and clay subsoil quietly recompacts, particularly under traffic.
That trajectory assumes the compaction is genuinely the limiting factor. If the thin areas are under heavy shade, no amount of aeration changes them, and we will say so.
Sod, Seed, and the Layer Between
A great many West Chester lawns were sodded, and sod creates a problem seeding does not.
Sod arrives as a mat of grass grown in a different soil — usually a fine silt from a sod farm — and it is laid on compacted construction subsoil. That produces two soils with a sharp texture boundary between them, and water does not cross a texture boundary easily. It perches on top.
Roots follow the water, which means they stay in the sod layer and never enter the ground beneath. Lift a corner of a struggling five-year-old sod lawn and you can often still see the seam, with a dense root mat above it and very little below.
Core aeration is the standard remedy because pulling plugs physically punches through the interface at thousands of points and lifts subsoil into the sod layer, which is what gradually knits them. To find out which you have, cut a wedge four inches deep and look for that horizontal seam.
Marking Irrigation Before We Start
Irrigation is close to standard in West Chester subdivisions, and sprinkler components are exactly what a core aerator finds if nobody marks them.
Heads sit flush with the surface and are the obvious risk. Lateral lines are usually deeper than tine depth but not always, particularly where a system was retrofitted or where grade has changed since installation. Valve boxes and wiring runs are also worth flagging.
